Property acquisition is our core activity. We secure residential properties under long-term leases from landlords, agents and developers. This page sets out each step so you know what to expect and how long it takes.
Step by step
Enquiry
You, or your agent, send us the property details: address, size, condition and availability.
Assessment
We review the property, the building and the local market, and check it suits a company let.
Offer
We propose a fixed monthly rent and a lease term of one to three years.
Due diligence
We check ownership, safety certificates, the EPC, and any lender, freeholder or licensing consents.
Company let agreement
Both sides sign a written agreement covering rent, term, repairs, break clauses and handback condition.
Handover
We record the condition with an inventory and photographs, take the keys and the lease begins.
During the lease
Rent is paid monthly. The property is inspected regularly and issues are reported and dealt with.
End of term
We renew on agreed terms or return the property in the condition the agreement requires.
What we need from you
Proof of ownership
Or written authority if you are an agent acting for the owner.
Safety and energy certificates
Gas safety, EICR and a valid EPC.
Consents
Any consent your mortgage lender, freeholder or local authority requires for a company let.
